Fortius is pleased to offer Wholesale Investors the opportunity to invest in the in the Fortius Brisbane Barracks Trust. Subject to the completion of satisfactory due diligence, the Trust will acquire "The Barracks”, a mixed-use investment at 61 Petrie Terrace, on the edge of Brisbane CBD.

The asset is 90.4% leased to office and retail tenants, with a Weighted Average Lease Expiry (WALE) of 5.3 years. There remains upside from a successful repositioning of the Centre and leasing up of the vacancies, particularly from the historic Barracks building. Many of the value-add opportunities we look for are evident at The Barracks and we believe the investment will respond to Fortius’ initiatives and hands on management.

The project is targeting forecast average distributions of 8.00% over the 5 year Trust with an estimated IRR of 16%^.
